Most gutter cleaning advice is written for humid, high-rainfall markets with heavy leaf debris. Roswell, NM gets about 12-13 inches of annual rain, and the gutter problems here come from a different debris profile.
Cottonwood seed fluff packs channels and downspout openings in late May and June. Desert dust sludge settles at the bottom of gutter runs over dry months. When July through September monsoon storms arrive, those short, intense downpours either move through a clear system or overflow fast from a blocked one.
The most important gutter cleaning timing in Roswell is June - after cottonwood season has filled the gutters, but before monsoon rain starts in July. Matt clears the channels, checks downspout openings and bends, and confirms water can leave the roofline before the first hard storm tests it.
For most Roswell homes, the right cleaning frequency is one to two times per year, not the two to six cleanings national guides sometimes recommend. A late-June pre-monsoon cleanout is the priority. A second visit after monsoon season can make sense for homes with heavy tree cover or a known overflow history.
A proper cleanout is more than scooping visible debris. Matt removes cottonwood fluff from the gutter channel, pulls packed material from downspout openings, clears desert dust sludge from the bottom of the run, and flushes every downspout after the manual debris removal is done.
If a gutter looks empty but still spills during rain, the blockage is often in a downspout elbow or bend. That is why the flow check matters on every visit.
Single-story gutter cleaning in Roswell usually runs $70–$130. Two-story cleanouts usually run $110–$195. Downspout flushing is included, and first cleanouts after several dry seasons may take longer if desert dust has settled into a heavy sludge layer.

Late June is the key timing - after cottonwood fluff season and before July monsoon rains. Most Roswell homes need cleaning one to two times per year, not the two to six cleanings national guides suggest for humid markets.
Cottonwood seed fluff, desert dust sludge, roof grit, and wind-driven debris are the main problems. Cottonwood fluff can pack downspout bends solid before monsoon season.
In low-rainfall desert markets like Roswell, wind-blown dust accumulates at the bottom of gutter channels over months between rain events. When monsoon rain finally arrives, it mixes with the dust layer to form a heavy sludge that blocks outlets and weighs down the gutter run. Matt removes dust sludge as part of every Roswell cleanout - it is heavier than leaf debris and requires more attention than standard gutter cleaning guidance accounts for.
Yes. Downspout flushing is included with every Roswell cleanout, not treated as a separate add-on. Matt checks the outlet and downspout flow after cottonwood fluff and desert dust sludge are removed.
